Property Management Services

The following is an outline of the property management services I provide and how I go about servicing my clients. Whether you need as little as assistance with filling your vacancy with a solid tenant, help with handling a problem tenant, or full management services, I can assist. Services include but are not limited to:

  • Rental Value
The current rental value of the property is recommended, and the allowed rent increase permitted by the B.C. Government is reviewed and scheduled yearly.

  • Selection of Tenants
Each application is reviewed and followed up with a phone interview, noted previous landlords are contacted for reference, and financial capabilities via income
and credit scores are reviewed to ensure ability to pay rent.

  • Security and Pet Deposits
Deposits allowed under the “Landlord Tenancy Act” for both human occupancy & that of pets are collected and deposited in the brokerage Trust Account.

  • Inspections
Move-in and move-out inspections are performed with the tenant along with regularly scheduled quarterly inspections.You may ask, why quarterly inspections? Two reasons; first, it takes a crop of marijuana 3 to 4 months to mature (Grow ops) and second, to protect your property. Visiting on a regular basis allows insight into how the tenant is maintaining your property and provides the opportunity to give the tenant guidance if needed.

  • Accounting
Rent is collected monthly, any invoices relating to the property are paid (Repairs, Property Management Fee), monthly financial statements are provided, and the net rental income is deposited to you on or before the 15 the of the month (Subject to holidays & weekends)

  • Repairs
When tenants submit repair requests, I arrange the maintenance to resolve those issues in consultation with you. When contacted by a tenant in need of an emergency repair, I will immediately initiate emergency repairs and advise you as soon as possible.
Upon request, annual preventative maintenance programs can be arranged.

NOTE: Depending on the nature of the repairs, additional charges may be warranted and would be discussed and approved with the Landlord prior to implementation of a repair.

 

Property Management Costs

I offer two standard packages, 'full property management' and 'placement only'.
One size does not fit all and every contract is unique. Value for services rendered will be discussed and customized accordingly. For information about cost of services please contact me to discuss things further.
